Minnesota Property Finder Network presents local property information and introductions to real estate and related service providers. A network, team or brand name does not alone identify the legal entity providing services. Before proceeding, confirm the exact provider, applicable credentials, written scope and charges. Shared branding does not mean one business guarantees another’s work.

2. Your choice of providers

You are free to compare and choose other providers. An inquiry does not require another featured service or a bundle. Actual ownership interests, financial benefits, referral compensation or paid placements must be specifically disclosed where applicable. This general notice does not authorize prohibited fee sharing.

3. A separate disclosure may be required

This download is not the transaction-specific Affiliated Business Arrangement Disclosure Statement required for applicable settlement-service referrals. The separate disclosure must identify the actual relationship and ownership, estimated charges and provider choice, and be delivered at the required time. Posting a PDF is not a substitute.

4. Real estate information and representation

Property information, availability, prices, dimensions, taxes, schools and zoning may change or contain errors. Verify material facts through appropriate records and professionals. Do not assume a live or comprehensive MLS feed. Browsing or inquiring does not create a representation agreement; agency, compensation and engagement require applicable disclosures and agreements. Fair housing laws apply.

5. Insurance information

Insurance inquiries or estimates do not bind, renew, amend or cancel coverage. Eligibility, premiums, exclusions, deductibles and limits depend on underwriting and policy terms. Only an authorized insurer or representative confirms coverage and its effective date. A producer license alone does not establish authority for all lines, states or insurers.

6. Construction and specialty work

Construction content is not a project-specific contract, engineering opinion or inspection. Written agreements should identify the contracting entity, scope, materials, price basis, payment terms, assumptions, permits, changes and applicable warranties. Schedules depend on actual conditions and approvals. General contractor credentials do not establish electrical, plumbing, radon, asbestos, lead or other specialty authority. Statutory rights and warranties are not waived.

7. Business information and professional advice

Business brokerage summaries, projections and past results do not guarantee profit, financing, value or completion. Obtain independent legal, tax, accounting and other appropriate advice. Content does not establish authority for securities brokerage, investment advice, lending or other regulated services.

8. Marketing, imagery and external links

Stock imagery, renderings, virtual staging and generated illustrations should be identified where displayed, not assumed to be actual listings, completed projects or included features. Testimonials and examples are not guarantees; paid endorsements require relevant disclosures. External links do not guarantee accuracy, security or credentials.

9. Jurisdiction and sensitive information

State branding does not establish licensure or coverage in that state. Confirm the provider and jurisdiction. Do not send Social Security numbers, account or payment details, medical information, credentials or confidential documents through general forms or ordinary email; request an appropriate secure channel. This notice does not replace an accurate Privacy Notice or communication consent.
